Included when you decide to book

A complimentary first walkthrough

When you decide to book Hamlins services, we offer a complimentary first walkthrough. Usually Angie, or another Hamlins caretaker, joins you for a complete typical home watch visit so we can get to know your home together.

We visit all the agreed areas, identify the water shutoff, irrigation controls, electrical panel and HVAC equipment, and record humidity, temperature and other details that matter to your home. We take photographs and notes, document the first visit, and discuss any concerns and next steps with you.

If you would like to use your private, secure Hamlins online portal, we help you sign in and find your visit notes and photos. Portal use is optional; we can agree another way to share your report.

Can’t be there? That’s absolutely fine. We’ll document the initial walkthrough, share it with you through your agreed delivery method, and follow up on any questions or concerns.

01 / HOME WATCH

Regular home check-ins

A scheduled, local set of eyes on your home while you are away. We observe the accessible areas agreed in your care plan, record visible concerns and keep you informed.

STEP 1

Plan the visits

Agree the frequency, included areas, property instructions, report recipients and how quickly reports should be sent. Record starting conditions and any areas we must not enter.

STEP 2

Observe and record

Follow the agreed route, note visible concerns and take relevant photographs. Record anything not checked and the reason; a missed check is never treated as completed.

STEP 3

Report and follow up

Send the visit record, raise urgent concerns and agree any next steps. Before leaving, confirm the agreed locks, alarm, water and thermostat settings.

Checklist to agree together

Use this as a planning guide. Your confirmed care plan determines which tasks apply.

Ticks stay in this tab only and are not sent to Hamlins. They do not confirm a completed visit.

Scope & limitations

Visits capture conditions at a particular time. They are not continuous monitoring, a security patrol, a licensed home inspection or a guarantee against damage. We do not uncover hidden defects, open electrical panels, climb roofs or enter confined spaces. Ask your insurer directly about any required visit frequency.

Blank, watermarked examples; may not be the latest documents. Ask Angie for the current forms.

Introduce Angie to a trusted neighbor. During onboarding, we suggest that you give trusted neighbors Angie’s contact information so they can report an urgent concern or something that may need checking. With your permission, Hamlins can make the introduction. Call Angie at 941-716-3320. For immediate danger, call 911. Keep access codes and travel details private; a neighbor’s report does not authorize extra work or spending.

02 / STORM READINESS

Hurricane preparation

Plan before the forecast becomes urgent. We help coordinate agreed preparation tasks and record visible conditions after a storm, when official restrictions, travel conditions and safe access allow.

STEP 1

Agree the storm plan

Identify the tasks, approved providers, access arrangements, spending limits and requested preparation timing. Confirm who may authorize changes if you are unavailable.

STEP 2

Coordinate preparations

Complete safe, agreed tasks and arrange specialist work with your approved providers. Record what was done, what remains and the reason for any incomplete task.

STEP 3

Check after safe reentry

Review access conditions first. Observe from a safe location, document visible concerns and inaccessible areas, and contact you about referrals or approved action.

Checklist to agree together

Use this as a planning guide. Your confirmed care plan determines which tasks apply.

Ticks stay in this tab only and are not sent to Hamlins. They do not confirm a completed visit.

Scope & limitations

No immediate post-storm visit or prevention of storm damage is promised. Evacuation orders, road closures and unsafe conditions take priority. We do not enter floodwater, approach downed lines, work on roofs or certify a building safe to occupy. Structural assessments, insurance loss estimates and utility restoration need the appropriate professionals.

Blank, watermarked examples; may not be the latest documents. Ask Angie for the current forms.

Storm safety references: National Weather Service and Ready.gov. Follow local official instructions.

03 / OUTDOOR CARE

Lawn, landscape & pool

One local point of contact for the outside of your home. We coordinate agreed lawn, landscape and pool visits with your chosen providers and report visible concerns between appointments when included in your care plan.

STEP 1

Set the provider plan

Confirm the provider, frequency, agreed work, access restrictions and who contracts with and pays each provider. Record any separate Hamlins coordination charge.

STEP 2

Coordinate access

Arrange the visit window, confirm the expected visitor and note attendance or access problems. Share only the instructions needed for the authorized work.

STEP 3

Record the visible outcome

Note obvious incomplete work or visible concerns, send an update and refer technical questions back to the provider. Obtain approval before additional spending.

Checklist to agree together

Use this as a planning guide. Your confirmed care plan determines which tasks apply.

Ticks stay in this tab only and are not sent to Hamlins. They do not confirm a completed visit.

Scope & limitations

This is coordination and agreed visual observation. Mowing, tree work, chemical application, pool water testing, equipment repairs and specialist maintenance are performed by the appropriate providers unless separately agreed and permitted. A visual check does not establish water quality, equipment performance or pool safety.

Blank, watermarked examples; may not be the latest documents. Ask Angie for the current forms.

04 / LOCAL COORDINATION

Maintenance & repairs

Help arranging the right next step when something needs attention. We coordinate appointments and contractor access, keep you updated and document the work you have authorized.

STEP 1

Describe and approve the job

Record the concern, included and excluded work, chosen contractor and estimate. Agree the total spending maximum, all fees, access window and who will contract and pay.

STEP 2

Arrange the appointment

Confirm approval and the contractor’s identity before providing access. Record attendance and escalate changes, access problems or new findings to you.

STEP 3

Close the loop

Collect the available completion evidence and receipts, note visible remaining concerns and confirm who owns any follow-up. Seek fresh written approval for changes.

Checklist to agree together

Use this as a planning guide. Your confirmed care plan determines which tasks apply.

Ticks stay in this tab only and are not sent to Hamlins. They do not confirm a completed visit.

Scope & limitations

Arranging a visit does not include performing regulated repairs, diagnosing concealed faults or certifying workmanship, permits or code compliance. A blank spending limit or silence does not authorize work. Emergency action remains subject to the agreed authority; immediate danger is for emergency services.

Blank, watermarked examples; may not be the latest documents. Ask Angie for the current forms.

05 / PROJECT SUPPORT

Renovation oversight

A local point of contact while your chosen professionals carry out a project. Agreed site visits, dated photographs and progress updates help you stay connected when you cannot attend yourself.

STEP 1

Define the support

Agree visit frequency, accessible areas, progress milestones and the questions you want followed up. Identify your contractor and any architect, engineer or other specialist responsible for technical decisions.

STEP 2

Observe and communicate

Attend when the site can be accessed safely, record visible progress and pass questions to the responsible professional. Document access problems, apparent damage or work that differs visibly from the agreed brief.

STEP 3

Track decisions and handover

Record your written decisions on changes, maintain the open-items list and coordinate agreed handover tasks. Keep technical acceptance with you and your appointed professionals.

Checklist to agree together

Use this as a planning guide. Your confirmed care plan determines which tasks apply.

Ticks stay in this tab only and are not sent to Hamlins. They do not confirm a completed visit.

Scope & limitations

Oversight here means observation and coordination, not construction management, site safety supervision or acting as a general contractor. We do not direct trade methods, certify progress payments, verify code compliance, guarantee completion dates or accept work on your behalf unless a separate permitted scope expressly provides for it.

Blank, watermarked examples; may not be the latest documents. Ask Angie for the current forms.

06 / SEASONAL TRANSITIONS

Ready for your return

Come home to the essentials already in place, and leave with the agreed close-up tasks taken care of. We can shop from your full grocery list before arrival, clear agreed items from the fridge when you leave, arrange approved food donations, check for missed rubbish and make a final securing check.

A little taste of home

Coffee for the morning, milk in the fridge, eggs for breakfast — or your full shopping list. Tell us what you enjoy, and we’ll agree the details before you travel.

You may even arrive to half a dozen eggs from Angie’s free-range backyard hens, when available and arranged with Angie.

Download shopping list & departure checklist · fillable PDF

Includes grocery and cheese checkboxes, quantity and size fields, write-in rows, and keep / donate / discard choices with a Local foodbank option.

Use the shopping list to note quantities, brands, substitutions and your budget. Send your completed list directly to Angie through your agreed contact method; the website does not submit it automatically.

STEP 1

Confirm the dates and checklist

Share your return date, arrival time and shopping list, including quantities, preferred brands, dietary needs and substitution choices. Agree the grocery budget, shopping charge, access and any cleaning or other provider bookings. For departure, identify fridge items to keep or discard, waste arrangements and the exact areas and settings to secure.

STEP 2

Prepare and report

For arrival, shop for approved items, keep receipts and put groceries away as agreed. For departure, clear agreed fridge items, check rooms and bins for missed rubbish, and complete the agreed cleaning and waste tasks. Report unavailable items and anything needing a decision.

STEP 3

Confirm the transition

Double-check the agreed doors, windows, locks and alarm settings before leaving, along with authorized thermostat and water instructions. Send the update and receipts, note exceptions and confirm when routine visits resume. Tell us promptly if travel dates change.

Checklist to agree together

Use this as a planning guide. Your confirmed care plan determines which tasks apply.

Ticks stay in this tab only and are not sent to Hamlins. They do not confirm a completed visit.

Scope & limitations

Shopping is arranged in advance and depends on availability. Grocery purchases and shopping time are separate from arrival preparation unless included in your written quote. We agree substitutions before buying and do not guarantee particular brands or Angie’s backyard eggs. Perishables require suitable working cold storage and an agreed delivery window. Cleaning and specialist work are separate arrangements. A handover is not a guarantee that every system works or that the home is free of defects. Fridge clearout and rubbish removal cover agreed household items only; deep cleaning, hazardous waste, pest contamination and bulky disposal require a separate arrangement. Items are discarded only with your instructions. The final securing check covers the agreed accessible points and is not a security guarantee. With your permission, suitable surplus food can be donated to local families through an agreed recipient or organization, subject to acceptance and safe handling. Choose “Local foodbank” on the form, or write in another recipient.

07 / OPTIONAL AERIAL DOCUMENTATION

Your property, from above.

An optional drone flyover by an FAA-certified remote pilot records aerial photographs and video of your Florida property. Create a baseline before storm season, or document visible roof, tree and property damage after a hurricane, storm or other disaster.

STEP 1

Agree the assignment

Confirm property boundaries, purpose, requested views, deliverables and a separate written quote. Drone service is optional and is not included in a routine home watch visit.

STEP 2

Fly when safe and lawful

The pilot checks weather, airspace, temporary flight restrictions and safe access, and makes the final flight decision. Flights must not interfere with emergency response. Delays or a cancelled flight may be necessary.

STEP 3

Keep a usable record

Receive the agreed images, video and observation report through your private client portal. We preserve dated original files and identify visible concerns and areas that could not be recorded.

Useful for insurance documentation

Before-and-after images and post-storm video can support an insurance claim by recording visible conditions. Your insurer determines what evidence is needed and whether coverage applies. Aerial imagery is not a structural assessment or a guarantee that hidden damage will be found.

Views to agree

Property overview; safely visible roof slopes and edges; trees and fallen limbs; outbuildings; and visible damage, with wider location views and closer details where safe. We do not ask a caretaker to climb a roof to obtain these views.

08 / HANDYMAN SERVICES

Help with the smaller jobs.

Shane Clarke, Angie’s husband, brings around four decades of hands-on experience in the trades, beginning as a boy helping his father, a contractor. Ask about minor maintenance, furniture assembly and small nonstructural repairs.

Shane is not a licensed contractor. Each job is reviewed for the applicable state and local requirements; work requiring a contractor license or permit is referred to the appropriate licensed provider. Electrical, plumbing, HVAC, roofing and structural work are outside this handyman offering.

Scope, materials, timing and price are agreed in writing before work begins. Handyman work is separately quoted.

A look at the paperwork

Blank forms. Clear examples.

These are watermarked EXAMPLE copies of previously prepared Hamlins A-P02 drafts. They may not reflect the latest documents, terms or service arrangements. They are provided to illustrate the process, not for signature, submission or authorization of work. Request the current approved documents from Angie before arranging service.

Before we begin

Let’s agree the details.

Start with an inquiry. We’ll confirm coverage and availability, discuss your property, and agree the tasks, schedule, fees and authority in your care plan. The examples above help explain the process; your confirmed service documents govern the work.
